1. When these apply
These terms sit between you and Oceanic Manor Hospitality Ltd whenever you book with us, stay with us, eat or drink here, use the Bathing Pavilion or an event room, walk into the Marine Room, or use this website. Booking commits everybody in your party to them. Where a written quotation or an event contract says something different, that document wins for that booking.
2. Making a booking
A booking exists once we have sent a written confirmation carrying a reference number, and not a moment earlier. We may decline one without saying why. Whoever leads the booking must be at least 18 and must actually be staying in the room.
Tariffs are quoted for the room, for the night, for the number of guests named. More guests can be added within the limits of the grade, at NZ$55 a night for an extra bed. Cots cost nothing. Each grade has a maximum occupancy which cannot be exceeded, and that is a fire-safety matter rather than a commercial one.
3. Tariffs and paying
Everything is quoted in New Zealand dollars with GST included. The tariff covers breakfast for the guests named, parking, and the Bathing Pavilion pool and hot room, unless the confirmation says otherwise. There is no booking fee and no facility fee, and there never has been.
We hold a card against the booking. On flexible tariffs nothing is taken until you leave; on advance tariffs the full amount is taken when you book, and the confirmation says so in plain words before you commit. A hold of NZ$120 a night goes on the card at arrival against room charges and is released at departure, though your bank may take a few days to show it.
We take Visa, Mastercard, American Express, EFTPOS, and cash in New Zealand dollars. We do not take cheques, foreign currency or cryptocurrency. Anything charged to the room is settled when you go.
4. Changing and cancelling

Simply not arriving costs one night, and the rest of the booking is released. Leaving early does not reduce what was booked. If weather turns your flight back — a southerly closes Napier now and then — telephone the desk. In practice we move the booking rather than charge for it, and we would much rather hear from you than not.
5. Arriving and leaving
Rooms are ready from 2pm and are wanted back by 11am. Either can usually be stretched when the house allows, sometimes free and sometimes for a fee we quote at the time. The desk is staffed at every hour, so arriving at three in the morning is fine — it helps to tell us roughly when.
Photo identification is required at check-in from whoever leads the booking.
6. Behaviour in the building
We ask guests to conduct themselves so that other guests can enjoy the place. We may refuse service, remove somebody, or end a stay without refund where a person is abusive or threatening towards staff or guests, damages the building, is drunk to the point of nuisance, smokes indoors, brings prohibited items in, or breaks the age rules upstairs.
The whole building is free of smoke and vapour indoors, bedrooms and balconies included; NZ$300 is charged for cleaning where that is ignored. Quiet is expected between 10pm and 7am. Only assistance animals come inside. Visitors to bedrooms are registered at the desk and cannot stay the night unless the room is rebooked at the right occupancy.
7. Damage
You are answerable for damage to the room, its contents or the rest of the building caused by you or anybody in your party, and we may charge the reasonable cost of repair or replacement to the card on the booking, having first told you what it is for and why.
Nothing here limits our liability for death or personal injury caused by our negligence, for fraud, or in any other way New Zealand law does not allow to be limited. Beyond that, our liability arising from a booking is capped at what was paid for it.
8. Your belongings
There is a safe in every room and we suggest using it. Our liability for guests' property is limited as the Innkeepers Act 1962 provides. Things left behind are kept three months and posted back at your cost; anything perishable is thrown out. Cars left with us are at the owner's risk except where loss comes from our own negligence.
9. The Marine Room
The gaming floor runs under the Gambling Act 2003 and the conditions on our licence. Entry is for people aged 20 or over, and photo identification is checked on every entry without exception. We may refuse entry, or require anybody to leave, at any time and without giving a reason.
Play is subject to the house rules on the card at each table, which form part of these terms while you are on that floor. A dispute about the outcome of a game is settled by the duty manager, whose decision is final inside the venue; if that leaves you unsatisfied, the Department of Internal Affairs will hear it.
We extend no credit for gaming in any form, cash no cheques, and allow nothing from that floor onto a room account. Cameras and telephones stay in pockets. Winnings are paid in New Zealand dollars under our licence conditions and under anti-money-laundering law, which may require identity checks before payment is made.
Our Host Responsibility policy applies at all times, exclusions included, and we enforce those strictly. Entering the floor while excluded breaches both these terms and the exclusion itself.
10. Offers and gaming credit
Offers depend on availability, may be withdrawn without notice, do not combine with each other, and have no cash value. Where an offer carries complimentary gaming credit, it is issued at the desk on arrival as a named voucher, works only in the Marine Room, only during that stay, and expires at check-out. It is not exchangeable for cash and not refundable in whole or in part. It is not issued to anybody who cannot show identification proving they are 20 or over, nor to anybody under an exclusion. Whatever is unused is simply unused.
11. Gatherings and groups
Events run on a separate contract setting out the deposit, the payment dates, any minimum spend, the deadline for final numbers and the cancellation scale. Final numbers are wanted seven days out and are charged whether or not everybody turns up. Deposits are not refundable. Outside suppliers show us their public liability cover before they work on site, and nothing may be fixed to the walls or the ceilings of the 1936 rooms.
12. Restaurant bookings
Tables are held fifteen minutes past the hour booked. For parties of eight or more, for the monthly set table and for the Chart Room, we take a card and charge NZ$40 a head where a booking is dropped with less than a day's notice or simply not honoured. No service charge is ever added and there is no public holiday surcharge.
13. This website
This site exists to describe the hotel. Descriptions, photographs and tariffs are indicative and change; a photograph of a room shows the grade rather than a particular room. Nothing here is an offer capable of acceptance, and no booking exists until we confirm it in writing.
There is no gambling on this website of any kind. No game here can be played, no stake can be placed, no account can be opened, and no money can be deposited or withdrawn. All gaming happens in person, in the Marine Room, in this building. You may not use this site unlawfully, try to reach parts of it you have no business in, or harvest its contents by machine.
14. What belongs to whom
The name Oceanic Manor, the mark, and the text, photographs and design of this website belong to or are licensed to Oceanic Manor Hospitality Ltd. Read them, download them and print them to plan a stay. Anything further — republishing, or commercial use — needs our written say-so.
15. Things nobody can control
We are not answerable for failing to do what we promised where the cause is genuinely beyond us: earthquake, flood, tsunami warning, fire, storm, failure of power or water, epidemic, government direction, or industrial action outside our own workforce. Where such a thing stops us honouring a booking, we offer other dates or return everything paid for the nights affected.
16. Law, and what to do if we fall short
New Zealand law governs these terms and the New Zealand courts hear anything arising from them. Nothing here cuts into your rights under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986 where you deal with us as a consumer.
If something has gone wrong, say so to the duty manager while you are still here — nearly everything can be fixed on the spot, and almost nothing can be fixed a fortnight later. If it cannot, write to the General Manager at the address above and we will answer inside ten working days.
