These are the terms on which Oceanic Manor Hospitality Ltd, trading as Oceanic Manor,
accepts a booking and hosts you. They are written to be read rather than to be
impenetrable. Making a booking means agreeing to them. Last reviewed
February 2026.
01 — Who you are dealing with
Oceanic Manor Hospitality Ltd, a New Zealand limited company, NZBN 9429041807265,
of 118 Marine Parade, Mount Maunganui 3116, New Zealand. Reception +64 7 575 4180,
[email protected]. These terms are
governed by New Zealand law and the New Zealand courts have jurisdiction.
02 — Booking
- An enquiry through this website is not a booking. A booking exists when we have confirmed it in writing and given you a reference.
- The person booking must be 18 or over. Guests under 18 must be accompanied by an adult.
- We take a card at booking to guarantee the room. It is not charged at that point except where a deposit is stated below.
- Rates are in New Zealand dollars and include GST at 15%.
- Every rate is for two people unless it says otherwise, and includes breakfast at Moturiki Kitchen, the lap pool, the gym, wifi and parking.
- Over New Year and Easter we take a one-night deposit at booking.
- If we have made an obvious pricing error we will tell you before charging anything and you can cancel at no cost. We will not quietly charge a different number.
03 — Cancellation
- Standard bookings: free cancellation up to 48 hours before 2pm on the day of arrival. Inside 48 hours we charge the first night.
- New Year and Easter: seven days' notice; inside that the one-night deposit is not refunded.
- Packages: the same 48-hour rule unless the package page says otherwise.
- No-show: we charge the first night and release the room after 10am the following morning.
- Leaving early: we charge the nights you stayed plus one, and refund the rest.
- Groups of ten rooms or more: separate terms, given in writing when the block is confirmed.
- If we cancel on you — which happens only for something genuinely beyond us, like a fire or a flood — you get everything back, and we will find and pay the difference on a comparable room elsewhere in the Mount for the first night.
Nothing here reduces your rights under the Consumer Guarantees Act 1993 or the
Fair Trading Act 1986, which apply whatever this page says.
04 — Arriving and leaving
- Check-in from 2pm. Check-out by 11am. Late check-out to 1pm is NZ$45 if the room is free, and free with some packages.
- Reception is staffed twenty-four hours, so any arrival time is fine — but tell us if it is after 10pm so the kitchen can leave you something.
- Photo ID and the card used to book may be asked for at check-in.
- Luggage is held before check-in and after check-out at no charge.
05 — While you are here
- No smoking or vaping indoors, anywhere. There is a spot in the courtyard. Smoking in a room means a NZ$350 cleaning charge, because the room comes out of service for a day.
- Quiet between 10.30pm and 7.30am. Most guests are here to sleep and the walls are from 1938.
- Visitors are welcome in the public rooms. Overnight guests not on the booking are charged as an extra guest.
- Damage beyond fair wear is charged at what it costs us to put right, and we will show you the invoice.
- Lost key card: NZ$25.
- Pets: assistance dogs always, anywhere. Otherwise we are not set up for pets and would rather say so plainly.
- Children are welcome everywhere except The Beacon Room. Cots are free; a rollaway bed is NZ$55 a night in the larger categories.
- Your things: the safe in each room is there for a reason. We are not liable for valuables left elsewhere in a room, though we will always help you look.
- The pool and the gym are unsupervised. Children in the pool need an adult with them, in the water.
- We may ask a guest to leave for behaviour that puts other guests or our staff at risk. In that case the stay is charged in full.
06 — The Beacon Room
The gaming lounge operates under a licence granted under the
Gambling Act 2003 and is subject to that Act, to the conditions
of the licence, and to our
host responsibility policy, all of which
override anything on this page if they conflict with it.
- Entry is 20 and over. Photo ID is checked every time, for everyone, including guests staying in the house.
- The house rules of each game are displayed at the table and are available in full from the floor supervisor. The supervisor's decision on the conduct of a game is final.
- Minimum and maximum stakes are on the board by the door and change through the evening.
- We do not extend credit for gaming and nothing from the gaming room can be charged to a hotel bill.
- Nothing on this website is playable, and there is no application to download. Gaming happens on the premises only.
- Where a hotel package includes complimentary gaming credit, it is a fixed dollar amount, valid during the stay only, not transferable, and not exchangeable for cash. No wagering condition is attached to it.
- We may refuse entry, or ask a person to leave, without giving a reason. This is part of running the room responsibly rather than a discourtesy.
- A malfunctioning machine or a misdeal voids the play concerned.
- Self-exclusion is available on request to any member of staff, in writing and in confidence.
07 — Dining and events
- Restaurant bookings are held 15 minutes past the reserved time.
- Tables of eight or more may be asked for a card to hold the booking and are subject to a set menu on Fridays and Saturdays.
- Tell us about dietary requirements when you book, not when you sit down — the kitchen would rather plan than improvise.
- Event bookings run on a signed agreement with its own deposit and cancellation schedule, which we will walk you through before you sign it.
- We are licensed premises. We will not serve anyone who is intoxicated, or anyone under 18, and that applies throughout the house.
08 — Liability
We are liable for loss caused by our own failure to take reasonable care. We are
not liable for things genuinely outside our control — weather, earthquake,
a power cut, a road closure, a cancelled flight — nor for indirect loss
such as a missed connection. Where our liability can lawfully be limited, it is
limited to what you paid us for the booking concerned. Your rights under the
Consumer Guarantees Act 1993 are not affected by any of this.
09 — This website
The text and photographs here belong to us or are licensed to us. We keep the
content accurate and current, but a room's furnishings and a restaurant's menu
both change, and a photograph is not a promise about the specific room you will
be given. Nothing on this site is an offer to gamble or a service for gambling
— it is information about a hotel that has a gaming room in it.
10 — Complaints
Tell the duty manager while you are here, because almost everything can be
fixed on the spot. Afterwards, write to
[email protected] and you will get an
answer from a person within five working days. Complaints about gaming can also
go to the Department of Internal Affairs
(dia.govt.nz),
and complaints about privacy to the
Office of the Privacy Commissioner
(privacy.org.nz),
with or without coming to us first.
11 — Changes
We may update these terms. The version that applies to your stay is the one
published when you booked, and we will send it to you on request.
